What’s Growing in Your Attic? Why Summer Heat and Moisture Can Lead to Mold

When homeowners think about mold, bathrooms and basements usually come to mind.

But there's another place mold problems can develop without anyone noticing:

The attic.


After a long, hot Maryland summer, late August is a great time to take a closer look overhead.


Why Would Mold Grow in an Attic?

Mold requires moisture, a suitable temperature, and a food source. Attics contain plenty of wood and other materials that can support growth when moisture is present.

Moisture can reach an attic through several sources, including:

  • Roof leaks

  • Air leakage from the living space

  • Bathroom exhaust fans venting improperly

  • Inadequate ventilation

  • HVAC or ductwork problems

  • Condensation

Once moisture becomes trapped, mold can begin developing on roof sheathing, rafters, insulation, and other materials.


Signs of a Potential Attic Moisture Problem

Look for warning signs such as:

  • Dark or unusual staining on roof sheathing

  • Visible growth on wood

  • Damp or compressed insulation

  • Musty odors

  • Water staining

  • Condensation

  • Evidence of a roof leak

Don't assume every dark spot is mold, though. Proper evaluation matters.


Don't Just Cover It With More Insulation

If an attic has a moisture problem, simply adding more insulation isn't the answer.

First, you need to determine why the moisture is there.

Otherwise, you're potentially covering up a problem that's going to continue.

Once moisture and mold concerns are addressed, insulation and air-sealing improvements can help make the home more comfortable and energy efficient.
